Why do you want to buy my land?
We buy real estate as an investment. Some people invest in stock or bonds, we invest in land. We're not developers, so we don't build anything. We're not real estate agents, so we don't represent anyone. We're not a timber company, railroad, or an oil & gas company. We simply invest in real estate.
Do you use a title company?
Absolutely. We always work with a title company when we purchase property, for the protection of both the buyer and the seller.
What expenses do you pay for?
We pay all of the closing costs, fees, and associated expenses. We also pay for all county filing fees, title company escrow fees, and for the title policy. If a survey is required, we pay for that too. You don’t pay for anything related to the transaction. There are no hidden costs. The price we offer is the amount we pay you.
Are there any hidden fees when selling my property to you?
No. When we purchase your land, we do so with a title company who will deliver you a check for the amount we agree upon at the time of closing.
The answer to this is… sometimes. However, for it to make sense for our business, we have to be sure it fits our investment criteria. If you can provide some additional information that will help us revise our offer, we’ll happily reconsider our offer price. We do our best to pay you as much as possible, but the deal has to make sense for us. If you are only interested in getting full retail value for your property, we are not your best option. To receive top value, you’ll most likely need to contact a local real estate agent with extensive marketing experience. Also keep in mind that to get top dollar, you’ll likely have to wait for the right buyer to come along. Land typically takes longer to sell…especially at retail prices.
Do I need a real estate agent or a lawyer?
We encourage sellers to seek any outside guidance that you feel you need. We want to be open and honest. We do not pay attorney’s fees or real estate agent fees, so those costs you would be responsible for.
Have you seen my land?
We do not visit any sellers property in person until we have a signed purchase agreement with them. Once we have that, we will ask permission to inspect the property as needed. We respect property rights, and will never go on a land owner’s property without their knowledge and permission.
How do I know my title is clear?
You should have a deed with your name on it. If you have issues with title, we can sometimes help you get these cleared up so that we can complete the sale together.
Yes. We buy land from organizations, as well as individuals.
Can I sell the property as-is?
Yes, you will be selling us the property as-is. All we ask is that you provide us any information you have about the property. We’ll generally ask you a short list of questions about the property. We understand that some owners have no knowledge about the property and that is ok. We’ll never ask you to do any work to the property before the sale is completed. We know that we’re buying it just as it is now.
The best way to move forward is to sign and send us back the purchase agreement by email, text, or mail. We can also send you the agreement by email to sign electronically. It’s always a good idea to give us a call as well to let us know you are accepting the offer. That way we’ll be able to keep an eye out for it. If you have any questions about the offer, just call or email us so we can discuss it.
We close as soon as the paperwork can be completed. In most cases, this is 14 to 30 days. We always use a title company or attorney to coordinate the transaction. Sometimes they will require some extra time to complete the title search. The companies we work with know that we want to close as quickly as possible. The bottom line is, we are ready to close as soon as the transaction paperwork is ready.
Yes we will buy your property if you’ve never been to the land, or know nothing about it. In fact, this is a pretty common situation. We perform all of our own research on the properties we buy. There is no need for you to provide any specific information to us about the property. We’ll take care of it all.

What are some reasons why my land would not meet your investment criteria?
We complete a thorough checklist to confirm everything prior to closing and check for things like: is the property on a public, maintained road, are there any flood plain concerns, is there a clear title?
What happens if you can't buy my land for whatever reason?
If we go through the process and we cannot buy your land, we will always talk with you to tell you why. We will help with suggestions on how you might be able to sell it to someone else.
How do you pay? Are you really able to buy my property with cash?
We pay cash. Once the transaction is complete, the title company will pay you.
Although we use the industry standard term “cash”, in most cases you’ll get paid through one of the following entities: title company/attorney/escrow company. They will handle the paperwork for the transaction, and will arrange to pay you directly by wire transfer, check, or cashier’s check when the transaction closes. No physical cash is exchanged.
